You need reliable resources when buying a home. A Lender who will be responsive to your needs through the process, step by step. An Escrow & Title company that will keep you informed, protecting your interests. A good Home Inspector and/or Termite Inspector. I have those and many other tried & true professionals that will lend a hand when we need them. I am in the middle, coordinating the transaction and safeguarding your investment. Buying a Home – From Start to Finish by Valerie Moore (please read)


1. I will show you any home for sale on the MLS, no matter what Realtor it is listed with.

2. The Arizona Dept of Real Estate requires the use of many forms when you buy a home and I will guide you through them. The Real Estate Agency Disclosure and Election is one they want you to sign before I show you homes, it is at the bottom of this page...

3. If you see a For Sale By Owner or a New/Model home that interests you, let me protect your interests! Give me a call and I will go with you to see it, or preview it for you. If that’s just not possible, let the sellers knowI am your Realtor.

4. I will work hard to Promote and Protect your interests by Respecting your Needs, Time & Budget, and by being your Reliable Guide through the process. I look out for you, and will be loyal and honest. I ask for you to be loyal and honest with me.

5. The Seller pays my commission at close of Escrow (unless negotiated otherwise).

6. I’ll always communicate with you. My goal is to respond promptly via call, text or email.

Out of Pocket Costs - There are some out of pocket costs that you should know about when you make an offer on a house:

Earnest Money – You pay these funds upon the accepted Offer. They are kept by the escrow company and applied to your purchase price. It is approximately 1% of the offer, applied to the price of the home and closing costs. These funds will be returned to you if your financing doesn’t go through, or if during the inspection period there are issues discovered that can’t be successfully repaired or negotiated. The seller keeps the money if you back out of the deal for no good cause, so when you make an offer it’s a serious commitment.

Home Inspection – We recommend a very qualified Home Inspector. Usually the Seller is required to have all Utilities turned on so systems can be checked out, as well as having a visual inspection of the Roof, Attic, etc. The cost of this is approx. $340, or a bit more if the home is over 1800 sq.ft.

Termite Inspection – We work with a great Termite Inspector who will to check for Termites and Wood Rot, and crawl under a raised floor if necessary. The cost is approx. $65.

Closing Costs – To find out if you will have any out of pocket costs at close of escrow, your lender & I will discuss what terms will work for you, and I will stipulate them in your offer. In some instances closing costs can be negotiated and paid by the Seller. Also, discuss with your lender whether you will be making a Cash Down Payment, depending on your loan or payment method.

Please help me help you... a few more things to know:

1. You don't have to wait to see a home during an Open House, I can get you in! If the home is occupied we will have to arrange an appointment to view it.

2. Please give me a bit of advanced notice when you'd like to look at homes so I can put you on my schedule, or plan to have another Realtor on my team help you if I'm booked.

3. In the case that your new home purchase is contingent upon selling another property please know: Rarely will a seller accept your offer if your property isn't on the market. The best practice is for it to be in ESCROW/Pending Sale before presenting an offer on a new home.

Real Estate Agency Disclosure Form.... what?

There are myriads of forms to sign for a home purchase. One of them is below, the Real Estate Agency Disclosure and Election.

Written by lawyers and hard to get through,the State of Arizona wants you to know that if I'm showing you homes, then I'm acting as your agent or Buyer's Broker (see lines 3-11 and 23-28, 34, 36). Section 2 addresses our relationship when we talk about Selling your home, and Section 3 applies if we are representing both the Buyer and the Seller in a transaction.

Bottom line, when you sign this form it purely informational. You arenotcommitted to using me as your Real Estate Agent, (but I sure hope you do). So please read it over (below).
